Two Grand Parade is a 106,000-square-foot, LEED Platinum-certified workspace in a prime city-centre location along Dublin’s Grand Canal. Steps from the Charlemont LUAS stop and within walking distance of St. Stephen’s Green, the site offers unparalleled convenience and connectivity.
Originally constructed in 1962, the modernist waterfront building is a protected structure. The redevelopment includes a meticulous restoration and an eight-storey extension, linked to a new six-storey office building via a striking triple-height atrium. The project combines heritage with modern functionality, creating a state-of-the-art workspace with ground floor landscaping and rooftop garden terrace in a unique urban setting.
The development is designed to achieve LEED Platinum and WELL certifications, integrating sustainable features such as micro-combined heat and power systems (Micro-CHP) to supply renewable energy.
As the future site of the Charlemont Street MetroLink station, the building will play a key role in Dublin’s integrated public transport system. Enabling works are underway to facilitate the station’s construction, which will connect Dublin Airport, Irish Rail, DART, Dublin Bus, and LUAS services via a high-capacity, high-frequency rail line.
